ApartmentHub Investor Agreement

Version 2026-11-05. This agreement is between ApartmentHub (the Agent) and the property owner or their authorised representative who registers tenants on apartmenthub.nl/investor (the Investor).

Article 1. The service

The Investor owns, or represents the owner of, residential property with sitting tenants. The Investor asks the Agent to help those tenants find and secure a new rental home, so that the current unit becomes vacant.

The Agent contacts each registered tenant, offers its rental search service to the tenant, and handles viewings, applications, offers and the rental agreement for the new home.

The Investor may also ask the Agent to move a tenant to another residential unit of the Investor (a same-landlord relocation). The Agent then guides the tenant through that move.

The tenant decides freely whether to use the service and whether to move. The Agent never pressures a tenant to leave and makes no promise that a tenant will move.

Article 2. Registering tenants

The Investor registers a tenant by submitting the tenant’s name, phone number and, where known, current address. The Investor may register several tenants and may add tenants later through the investor overview.

The Investor confirms that it is entitled to share these details with the Agent and that it has told each tenant that the Agent will contact them about a new home.

A tenant who tells the Agent that they do not want to be contacted is not contacted again, and the Investor is informed.

Article 3. Fee

The Investor owes the Agent a fee of EUR 10,000 excluding VAT for every completed relocation.

When the tenant’s current monthly rent is below EUR 1,500, the fee for that relocation is EUR 20,000 excluding VAT instead.

For a same-landlord relocation the fee is EUR 5,000 excluding VAT, whatever the tenant’s current rent. It is completed when the tenant has moved into the Investor’s other unit.

A relocation is completed when the tenant has moved out of the Investor’s unit after securing a new rental home through the Agent’s involvement.

No fee is owed for a tenant who does not move, who moves without the Agent’s involvement, or who was already a client of the Agent before the Investor registered them.

Article 4. Invoicing and payment

The Agent invoices the fee when a relocation is completed. Invoices are payable within 14 days.

If payment is late, the Agent may send reminders and charge statutory interest and collection costs in accordance with Dutch law.

Article 5. Information and cooperation

The Investor provides correct and complete details and informs the Agent promptly when a tenant’s situation changes, for example when the tenant gives notice themselves or when the Investor no longer wants a tenant relocated.

The Investor can follow each tenant’s progress in the investor overview. The Agent shows the steps of the process, not the tenant’s personal documents, income or offers.

Article 6. Personal data

The Agent processes the tenants’ personal data as an independent controller for its rental search service, in line with its privacy policy. The Investor is responsible for the lawful sharing of the tenant’s details.

The Agent keeps a record of this acceptance (time, IP address, browser and the text accepted) as proof of the agreement.

Article 7. No exclusivity, term and ending

This agreement is not exclusive. Either party may end it in writing at any time. Ending it does not affect fees for relocations completed before, or for tenants whose relocation was already in progress with the Agent.

Article 8. Liability

The Agent performs its service with reasonable care and has an obligation of effort, not of result. The Agent is not liable for a tenant’s decision to stay, or for the conduct of landlords, listing agents or other third parties.

Article 9. Governing law

Dutch law applies. Disputes are submitted to the competent court in Amsterdam.
